Water Yeat is at the southern tip of Coniston Water which is called Allen Tarn, made famous as Octopus Lagoon in the Swallows and Amazons stories. It is a particularly tranquil and unspoilt part of the Lake District, yet with within easy distance of many of the local visitor attractions.
Bee Bole House is a beautiful Georgian cottage, over 200 years old. It boasts lovely countryside views, and retains many original period features including an impressive staircase with galleried landing complete with a long traditional Westmorland window. With its high ceilings and large windows it is a light and comfortable holiday cottage. The attractive gardens are on two levels and command beautiful views across an orchard and over the Crake Valley, towards Grisedale Forest and it is an idyllic spot, ideal for relaxing or alfresco dining, perfect after a day exploring the area. Look out for the bee bole in the garden wall, from which the cottage takes it's name. At the rear of the house there is a west facing terrace, ideal for enjoying an evening drink and watching the sun setting over the fellside. Adjacent is a further area of shared grounds suitable for supervised play for children, for ball games and for exploring. Also here is a lockable shed for storing bikes etc, designated parking and a laundry drying area.
The house has three bedrooms, one with en-suite shower room, an a modern family bathroom. The property is decorated, maintained and presented to a very high standard throughout.
There are wonderful walks from the doorstep, great places to picnic, many routes for cycling or mountain biking, sailing and water sports from Lake Bank Jetty, a short walk away, peaceful bird watching and enjoying the varied flora and fauna, and of course just simply relaxing!

|I spent a week in the cottage with my husband, two children and elderly mother and we all thoroughly enjoyed our stay. It's a very spacious house with all of the amenities you'd expect from a holiday home. Beautifully decorated which was very much in keeping with the age of the property, not modernised to attract the tourist which you see in some Lake District cottages. The owners left a beautiful cake and some welcome tea and milk which was very much appreciated and thoroughly enjoyed. It's a bit out of the way but that's part of the attraction as we love the peace and quite of the Lake District. Lovely place to stay, very cosy and relaxing.|

|The house had everything we needed. Plenty of room for 2 adults and three lively children. There are stunning views from the house and garden. Not to far to drive to get into Coniston or Ulverston. The Farmers Arms nearby serves excellent food and the staff are lovely. A walk from Bee Bole to Coniston Water is a pleasant stroll and took us about 10 minutes. We loved every minute of our holiday and would strongly recommend Bee Bole.|

|We had a wonderful four night stay at Bee Bole House, such a beautiful house in a beautiful location. We thoroughly enjoyed spending time in the attractive and tranquil garden. Coniston Water provided great entertainment for our three children and Tarn Hows is well worth a visit. We walked up Beacon Tarn one evening to watch the sunset and the view was spectacular. A home from home, we hope to return again.|

|Stayed at a lot of the Coppermines Cottage’s & this one is by far one of the best. The owners are lovely and were just a phone call away if we needed anything, we also found they had left us a homemade cake. My little girl loved it, there was so much space for her to run around and play. Beautiful views from the cottage and plenty of walks around the area. The cottage itself is beautiful, we absolutely loved the kitchen. 100 % recommend this cottage especially for little family breaks.

|Great holiday house in a fab location. On arrival we were shown around by Mr Walsh. He provided more than just the minimum amount of info on both the house & the local area. He let us know he was around if we needed anything (we didn't). We did take up his suggestion of a visit to Beacon Tarn (a must visit & we got a lovely day for it!) The house itself has everything you need & more...and is just that nice bit away from the hustle & bustle of Windemere itself. It's fitted out with a nice, big, new kitchen (with two ovens !) & all the mod cons you'd expect (DW, WM etc) plenty toilets! and has ample other space for 6 people. There is allocated off road parking at the rear of the property. The steepish steps at both the front & rear accesses do need care on use. The views from every window are fantastic ! There are plenty area's to sit out if you get the weather & a BBQ to use. The complimentary home made cake & starter tray was a lovely touch. Nearby Coniston has all the amenities you require - shops, pubs, garage etc. Other local villages are within easy reach, as are the bigger towns of Kendal, Keswick etc. Loads of local pubs serving great food (The Black Bull, The Farmers Arms & The Ship to name but a few). Loads of places to visit nearby too - Coniston Water (boat trips), Lakeland Motor Museum, various train trips, Brokehole Activity Centre, The Pencil Museum (in Keswick), swimming pools etc. All in all, Bee Bole is a great quality & VFM rental. Maybe slightly pricier than others, but in this case you certainly get what you pay for. We only visited for a week, but really wish we'd gone for two ! I think we might be back when the kids are a bit older.|

We have had no problems with the house as it is gorgeous. The owners could not do enough for us to make our stay great. |We had a fantastic time exploring the Coniston area and the Langdales. The cottage was superb. Great spaces and fabulous views over the valley. If you're looking for a healthy portion size head to The Wilson Arms. Great walking in Torver and to Beacon Tarn, Selside (opposite side of Coniston Water), Little and Great Langdale including a great pint at Wainwrights Inn and New Dungeon Ghyll. Lots of wildlife spotted including- deer, mice, woodpecker and a GOLDEN EAGLE.|

|Arrived a day late to car breaking down but when we did arrive it was to a wonderful house, views and surroundings. The walk from Elterwater is highly recommended with lovely waterfalls. Windermere is a lovely place too. We will return to this lovely place!

Next day and for the rest of the week we had beautiful sunshine. We have been to Tarn Hows, a nice easy circular route and very pretty. We have been to Holker Gardens, Ravenglass Stream railway and Grizedale Forest. Such a great base for all these places. A most enjoyable week and so lovley to come back to the house each day.|
