Water Yeat is at the southern tip of Coniston Water which is called Allen Tarn, made famous as Octopus Lagoon in the Swallows and Amazons stories. It is a particularly tranquil and unspoilt part of the Lake District, yet with within easy distance of many of the local visitor attractions.

Bee Bole House is a beautiful Georgian cottage, over 200 years old. It boasts lovely countryside views, and retains many original period features including an impressive staircase with galleried landing complete with a long traditional Westmorland window. With its high ceilings and large windows it is a light and comfortable holiday cottage. The attractive gardens are on two levels and command beautiful views across an orchard and over the Crake Valley, towards Grisedale Forest and it is an idyllic spot, ideal for relaxing or alfresco dining, perfect after a day exploring the area. Look out for the bee bole in the garden wall, from which the cottage takes it's name. At the rear of the house there is a west facing terrace, ideal for enjoying an evening drink and watching the sun setting over the fellside. Adjacent is a further area of shared grounds suitable for supervised play for children, for ball games and for exploring. Also here is a lockable shed for storing bikes etc, designated parking and a laundry drying area.

The house has three bedrooms, one with en-suite shower room, an a modern family bathroom. The property is decorated, maintained and presented to a very high standard throughout.

There are wonderful walks from the doorstep, great places to picnic, many routes for cycling or mountain biking, sailing and water sports from Lake Bank Jetty, a short walk away, peaceful bird watching and enjoying the varied flora and fauna, and of course just simply relaxing!
